 Abstract: In this hedonic pricing study, a ordinary least squares regression is used to investigate which factors influence house prices in a study area north of Copenhagen, Denmark. The main focus lies on a variety of variables concerning the effects of view of, and proximity to, green spaces. Two models are developed of which the first is based on house price data on 3045 apartments and the second on 5037 single family houses. For both these models a maximum of 69 variables were included, divided between structural, neighborhood, accessibility, environmental and time-related variables. The results clearly show that a majority of the view and proximity variables have a highly significant effect on house prices. Apartments with a lakeview are on average 10.5% more worth, while for single family houses this number is 12.1%. Including the proximity to lakes, the price premium could be an additional 25.8% for apartments and 14.4% for houses. Other viewshed results include 5% higher house price premium for a forest view and price reductions for residences with a view of industry and railroads. In addition to these view variables, significant estimates were found for the proximity to a variety of green spaces, such as parks, forests, fields and recreational areas.
