 Abstract: This project estimates the impact of swine odour nuisances on neighboring houses using the hedonic property value model. It introduces a new and more precise measure for the level of swine odour nuisances. In earlier applications various proxies for the nuisance level, like distance, wind direction and size of nearby farms, have been applied, but common for those proxies is that they are rather imprecise and difficult to handle in the case of multiple farms affecting one house. This problem is solved by introducing an atmospheric spreading model, OML, which predicts the odour level in the vicinity of each house. The odour level is measured in a standardized European measure for odour – the European odour unit. The results of the empirical analysis are a bit mixed, but shows a nearly significant negative effect of 7.9 %, when the level of the yearly average odour unit concentration increases by one unit. The maximum effect in the sample is a decline of 12.25 %. The result is in line with the effect found in an earlier study using animal units as a proxy for the odour level, but that study didn’t find a declining effect with increasing distance to the farms. The odour unit approach hence seem to work better in the sense that it establishes the expected relationship of a declining effect with increasing distance. The other study however produced more stable and significant effects, which indicates that the odour unit approach is not necessarily better. There are however substantial natural scientific reasons for preferring the odour unit approach, so if the animal unit approach indeed performs better than the odour unit approach, it could indicate that the house market not responds optimally to the actual nuisance level. It can however not be concluded based on this study as the difference from the other study is limited.
